Best Red Deer Neighbourhoods for Families in 2026

From Aspen Ridge to The Pines — a frank ranking of Red Deer's best family neighbourhoods based on schools, parks, prices, and what the market is telling us.

1. Aspen Ridge — the upscale family default

If budget allows, Aspen Ridge is hard to beat. Custom-built homes from 2019 onward, big lots, Heritage Ranch on the doorstep, and École Mountview / Aspen Heights in the catchment. Average price $685K, but it consistently rewards owners — 99.4% sales-to-list ratio and 5.8% YoY appreciation.

2. Timberlands — newer, more affordable family inventory

Timberlands is the sweet spot for young families wanting newer construction without Aspen Ridge prices. Average price $485K. Most homes built 2012+. Don Campbell Elementary and Mattie McCullough draw demand. Median days-on-market in the high 20s — when something good lists, it moves fast.

3. Sunnybrook — the established favourite

Sunnybrook has been a Red Deer family favourite for decades. Mature trees, walkable streets, 10-minute drive to downtown, and Maryview Elementary inside the community. Average price $425K — solid value for established character. Bower Ponds is a 5-minute drive.

4. The Pines — quieter, north-east mature

The Pines is the quieter alternative to Sunnybrook on the north-east side. Big pine-treed lots, Pines Pond and trails through the community, established 1990s–2000s construction. Average price $465K. Eastview Middle catchment for families with older kids.

5. Lancaster — newest south-end family planning

Lancaster is one of Red Deer's newest planned south-end family communities. Most homes built 2010+ with 9-ft ceilings and open-concept layouts. Gaetz Avenue retail 5 minutes away. Lancaster Park central to the community. Average price $465K — modern construction at established prices.

6. Inglewood West — pet-friendly value

Inglewood West is Red Deer's pet-friendly entry-level family neighbourhood. Average price $385K. Quick Hwy 2 access via 32nd Street. Newer schools — Don Campbell and École Camille J. Lerouge. The most flexible pet bylaws in Red Deer, which is a real draw for families with multiple animals.

Choosing between them

Budget over $600K? Aspen Ridge or Garden Heights. Budget $450–550K? Timberlands, The Pines, or Lancaster. Budget under $450K? Sunnybrook, Inglewood West, or Vanier Woods. School catchments shift between communities — verify the specific address with Red Deer Public Schools or Red Deer Catholic Regional Division before committing.
